Getting real about California housing.

People who moved to California generally do not want to
be as urbanized as Manhattan. And most of the prime
housing land is also prime agricultural land.

in agricultural areas -

Embracing capitalism

 https://www.nytimes.com/2019/12/05/opinion/socialism-capitalism.html

Making the most of capitalism for most of the people
doesn't mean hands-off government. There's a continual
rebalancing required to maintain equality of opportunity
in a capitalist system that would otherwise naturally tend
toward creation of a feudal hereditary nobility.

Surprise! Giving $1000 each to 1000 poor people generates
more positive outcomes than giving a million dollars to
a rich person.

Presumably that translates to government programs as well.
Trumpist voters who are against "socialism" are
generally in favor of taxing the rich to benefit the poor -
as long as "the poor" means them. Trumpist
major donors, however, don't agree - they favor taxing the
poor to benefit themselves - so Trumpist candidates just
talk about socialism and don't do anything substantial
for their voters.

Is it just the economy?

 https://www.nytimes.com/2019/11/26/opinion/impeachment-trump.html

What's certain is that whenever the next recession starts,
whoever is president and all members of Congress will have
to worry about primary and general challengers blaming the
incumbents for the recession. Even though everybody
knows it was bound to happen sooner or later, no matter
who was in charge.

 http://www.political-scrapbook.net/theory.html#cycle

Lots of voters for Democrats in 2018 might vote for Trump
in 2020 - if the economy still feels good -

 https://www.nytimes.com/2019/11/26/upshot/democratic-trump-voters-2020.html

Perhaps the Republican hope is that the recession will hit
in 2021 and they can blame the Democrats and regain control
of Congress. A year earlier and it goes the other way.

Why Trump is desperate to repeal the business cycle!

 https://www.nytimes.com/2019/10/24/opinion/trump-economy.html

If he can figure out how to do that, where so many others
have failed, he will truly become immortal.

He'd have to start by leaving tariffs alone so global
supply chains can feel confident enough to recalibrate
for the future.

What kind of odds would you give?

Racism is just a tool. A caste system is the goal.

That's why Trumpists TALK loudly about race and immigration
incessantly, but ACT quietly to protect their wealthy
donors with tax cuts, deregulation, and reactionary judges.
Their voters who can't afford to donate are rewarded with
attacks on Obamacare and Medicaid, and increased income
inequality, and erratic tariff wars hastening the next
recession, with the people who can least afford it losing
jobs and losing homes.

Democrats need to quit responding to the Trumpist cues to
talk about race, and focus on the real issues - advocating
and explaining policies that will actually improve the
lives of all the voters who hope for a better future,
including the Trump voters.

The system is rigged, and the swamp needs to be drained -
it's the swamp rigged for decreasing opportunity and
increasing income inequality and barriers to class
mobility. America does not need a hereditary nobility.

The public pension problem will solve itself.

 https://www.mercurynews.com/2019/10/06/opinion-california-pension-debt-climbs-despite-decade-of-soaring-stocks/

The Feds can print money. But when local or state
governments go bankrupt - as several have in California -
public employees can lose the benefits they were counting
on that nobody was paying for.

 http://www.political-scrapbook.net/controversial.html#defined%20benefit

It's also a problem for corporations, that are eliminating
defined-benefit pensions as quickly as possible -

Way too many over-leveraged mortgages.

Way too much like 2008. One whiff of recession - like
a falling stock market - and the house of cards might blow
down. Especially combined with excessive corporate debt.

Trump can blame Obama for starting it, but Trump will get
the blame for not stopping it in time.

This is how recessions begin.

 https://www.nytimes.com/2019/10/01/business/wto-global-trade.html

Once recessionary psychology takes hold on American
consumers, it will take a while to undo.

 https://www.washingtonpost.com/business/2019/09/20/is-recession-ahead-it-may-depend-your-christmas-shopping/

If it happens several months before the election, the
Republicans are toast.

If it happens several months after the election, whoever
won in 2020 is in for a bad midterm grade in 2022.

But of course, it was inevitable. Every expansion is
followed by a contraction. The government has limited
power to hasten or delay and make it more or less severe.

And they are hoping somebody else will do it for them.

Another approach is to automatically adjust tax rates to

But that requires a more responsible kind of legislator
elected by a more responsible kind of voter.

Recession and recovery have a lot to do with consumer
sentiment.

 https://beta.washingtonpost.com/business/2019/08/29/this-is-factor-thats-likely-determine-whether-theres-us-recession/

Consumer sentiment influences external events and is
influenced by them, but sooner or later its own rhythms of
over-confidence and over-pessimism have to play themselves
out.

 https://www.nytimes.com/2019/09/04/upshot/recession-not-inevitable-economic-optimism.html

There are reasons to suppose that the current recovery
will last a while longer. But all recoveries eventually
end and are followed by recessions.

Anyway, WHAT recession?

But every recovery is followed by a recession, no matter

but it looks like Trump's successor is going to be the
one to take undeserved credit for that.

In debt forever! You do hire a lawyer to read and
explain all the fine print in everything before you sign
it, right? Of course if you are rich enough to pay
that lawyer, you don't need credit.

 https://www.washingtonpost.com/business/2019/08/07/zombie-debt-how-collectors-trick-consumers-into-reviving-dead-debts/

But don't worry, the Consumer Financial Protection Bureau -
the office charged with protecting the financial industry
from consumers - is on the case to preserve the precious
rights of debt collectors!

"The overhaul by the CFPB would fix a system that
unfairly punishes debt collectors for not knowing the
statute of limitations on a debt"

You wouldn't expect those poor impoverished debt collectors
to be able to hire a lawyer to explain the statutes of
limitations to them, would you?

What's the difference between airlines and hotels?

With airlines, you can actually fly at the cheapest
quoted rate, as long as you don't have any baggage or seat
preference and bring your own food.

 https://www.washingtonpost.com/travel/2019/08/02/battle-against-resort-fees-is-who-will-win-war-hotels-or-guests/

Do Trump properties charge "resort fees"?

In the restaurant trade, some are adding the equivalent of
resort fees to quoted menu prices while claiming something
about minimum wages or some other cost of business.

It appears that the president doesn't actually know any
millenials. The times, they are a-changin'.

Downtown San Jose will be manhattanized in a decade.
Without any help from Trump.

Here's a Democratic cause - organize labor!

There needs to be an equitable balance of power between
labor and capital. That's what "draining the
swamp" should mean.

Building permits decline in California.

 https://www.mercurynews.com/2019/08/01/permits-for-new-bay-area-homes-apartments-drop-sharply/

There are many factors. One is rising construction costs
due to Federal tariffs. Another is lack of labor due
to Federal immigration enforcement.

Who says Trumponomics is a failure?

 https://www.nytimes.com/2019/08/01/opinion/trump-economy.html

Tax cuts delivered excellent returns on investment to
billionaire Trump donors.

Tariffs delivered improved profit margins for some lucky
Trump donors, others not so much.

And for the ordinary members of Trump's base that can't
afford big political donations? Why they get MAGA
rallies reprising 2016's biggest hits, and permission to
express their feelings, and that's good enough for them.

Economists have successfully predicted nine of the last
five recessions.

No matter what Trump does or says, if a recession is
palpable to voters in 2020, more Democrats will be elected
than if the recovery seems to be continuing. That's why
he's so anxious about it.

 https://www.nytimes.com/2019/07/28/business/economy/economy-recession.html

 https://www.washingtonpost.com/business/economy/as-it-faces-pressure-from-trump-and-investors-the-fed-prepares-to-take-its-biggest-gamble-in-years/2019/07/28/38edfc52-af22-11e9-a0c9-6d2d7818f3da_story.html

One good indicator from 2000 and 1980 is when newspapers
start publishing stories quoting pundits saying things
like "this time is different, the old rules don't
apply." The old rules suddenly apply themselves
shortly thereafter.

 https://www.nytimes.com/2019/07/28/business/economy/fed-rate-cut.html

Like easy money? Like deflation?

Every avalanche has a trigger. The trigger does not
cause the avalanche, but allows potential energy stored
up over days or weeks to become kinetic all at once.
Triggers happen all the time, but the timing and placement
has to be just right to unleash the avalanche.

Is he a conservative or a populist?

Populists like to print money.

 https://www.washingtonpost.com/business/economy/trump-tells-aides-to-look-for-big-spending-cuts-in-second-term-seeding-confusion-about-budget-priorities/2019/07/19/3e9e9bde-a98c-11e9-86dd-d7f0e60391e9_story.html

Conservative donors want to reduce the size of government
by eliminating programs and agencies wholesale.

But it all signifies nothing if entitlements for an aging
population are not addressed, either by reducing benefits
or increasing taxes.

The easiest way to increase taxes is to admit more
hard-working young immigrants to pay into the system.

The laughable Laffer economists keep saying, despite
decades of experience otherwise, that tax cuts will pay
for themselves in economic growth. But it's very hard to
juice economic growth at the top of the business cycle.
Everybody who is willing and able to work has a job.
Creating more value requires more workers. Such as
hard-working young immigrants.

"There is a fixed human nature that neither improves
nor regresses. What does change for the better is the
capacity of certain portions of humanity to improve the
legal, institutional and social structures for coping with
the constants of human nature" -

 https://www.washingtonpost.com/graphics/2019/opinions/george-will-is-the-individual-obsolete/

That's George Will's conclusion. He quotes Mancur Olson
- "the longer a successful society is stable, the
more numerous are the successful factions who become deft
at gaming the political system for advantages."

The proper role of government is not to insure equal
outcomes, but to insure equal opportunities for individuals
to make the most of their varying natural talents.
Conservatives generally try to make the case that means
government doing as little as possible. Will would
not assert that, but like some progressives he describes,
he's skilled at burning straw men.

He says "Progressivism preaches confident social
engineering by the regulatory state." While that
might be true in some circles, the original Progressives of
American politics 100-120 years ago had smaller ambitions -
restoring popular democracy with initiative, referendum,
and recall, and more importantly, re-leveling the economic
playing field.

 https://www.nytimes.com/2019/06/06/opinion/trump-trade-war.html

Theodore Roosevelt is in Mt Rushmore because of his
trust-busting, not because of his imperialism.

In a truly laissez-faire society, individual natural
merit differences will eventually compound into inherited
family differences and then established class differences.
Societies with enormous wealth inequality tend to be very
poor in median wealth; societies with moderate wealth
inequality tend to have higher median wealth because they
provide more opportunities for more of their citizens.

So the essence of progressive government is restoring
equality of individual opportunity. That inherently
constrains the freedom of fabulously successful
individuals, families, organizations, and classes.
It's the surprise that every successful startup encounters
when it first comes into contact with antitrust law -
the business practices that made them successful up to
this point are now illegal or very highly regulated.
This is the painful lesson that IBM and Microsoft learned
in previous generations, and the new internet technology
giants are learning now.

So the political economic dynamic of modern industrial
society revolves around the eternal conflict between
economic liberty - allowing individuals to make their mark
as their talents allow - and economic justice - creating
the social framework to allow ALL individuals to make such
a mark. Will seems to come down well on the right side
of economic liberty.

Executive compensation continues to set records.

Why not? Most chief executives pick the board members
that set their compensation.

 https://www.nytimes.com/2019/05/24/business/highest-paid-ceos-2018.html

Tying executive compensation to stock price SOUNDS
like a good way to assure identity of interest between
management and stockholders. But it's really all about
compensating executives without any cash hit to the bottom
line - using other people's money. If compensation is
essentially stock price, you reward any executive with a
detectable pulse during a bull market, and fail to reward
excellent management during a bear market. Compensation
would be better based on relative performance compared to
other organizations in the same industry.

Congress unhappy about tariffs.

Perhaps they are beginning to understand that
Congressional gridlock leads to executive overreach and
judicial activism. The ultimate source of gridlock
is the primary system which rewards intransigence in the
legislature. Ranked-choice voting and multi-member
districts would go a long way to improve that.

Are the Democrats free traders or not?

Turns out the Democratic base includes a noisy minority
of single-issue protectionists.

Trump won't admit he just increased taxes, regressively.
Will the Democrats point that out?

Economists correctly predicted nine of the last five
recessions.

How come they are so often wrong about predicting the
future?

 https://www.washingtonpost.com/opinions/economists-often-dont-know-what-theyre-talking-about/2019/05/12/f91517d4-7338-11e9-9eb4-0828f5389013_story.html

But they do mostly agree on a couple of things - nobody
has been able to permanently defeat the business cycle,
and tariffs hurt everybody. Mostly, except those
working for Trump.

Ever hear of Simpson-Bowles? Interest on the national debt
consuming all the gross national product is no longer such
a vague distant possibility -

 https://www.mercurynews.com/2018/05/05/george-will-pour-a-scotch-and-read-on-we-may-be-trapped-in-a-debt-spiral/

Compound interest is a form of exponential growth -
something that often takes democracies by surprise:

 http://www.political-scrapbook.net/theory.html#exponentials

More so when much of that debt is held by foreign nations.
No matter how you do the accounting, charging future
generations for current consumption is immoral.

Solutions have been proposed:

 https://en.wikipedia.org/wiki/National_Commission_on_Fiscal_Responsibility_and_Reform

but the politicians who CREATED the problem thought that
was enough work for one career, and decided to leave FIXING
the problem as an exercise for the next generation.

You can't solve a housing crisis without construction
workers.

But union-busting tactics a generation ago, combined with
full employment in safer industries and restrictions on
immigrant labor, have taken their toll. But commercial
building, which is still widely unionized, is booming, as
is obvious in downtown San Jose, San Francisco, or Oakland.

Life at the top of the business cycle

People are migrating to cheaper locales - which are cheaper
because the economic prospects aren't so good.

 https://www.mercurynews.com/2019/03/24/is-bay-area-pushing-people-to-the-breaking-point/

There aren't enough school bus drivers because you can
make more from Google

 https://www.mercurynews.com/2019/03/27/bay-area-school-districts-struggle-finding-enough-bus-drivers-amid-labor-shortage-tech-competition/

Is the solution to turn Silicon Valley and LA into
Manhattan?

That's not why we came to California!

 https://www.latimes.com/politics/la-pol-sac-skelton-housing-policy-california-20190325-story.html

Just as everybody despairs that things will keep getting
worse forever, they do get worse - in exactly the opposite
way. No poliitican has ever been able to figure out
how to beat the business cycle.

The upper middle class is holding its ground

 https://www.nytimes.com/2019/02/24/opinion/income-inequality-upper-middle-class.html

This bears on questions like: should all college be free
or cheap? Or just community college?

Of course "free or cheap" means paid for by all
taxpayers, as primary and secondary education are.

Silicon Valley - is a top near? Or just a megaregion?

Job growth is slowing

 https://www.mercurynews.com/2019/02/13/job-growth-slowing-in-silicon-valley/

Housing prices are slowing

 https://www.mercurynews.com/2019/02/14/the-bay-area-has-more-homes-for-sale-spelling-relief-for-buyers/

Emigration is rising, especially to Sacramento, Portland,
Seattle, and Austin.

 https://www.mercurynews.com/2019/02/14/quest-to-leave-bay-areas-high-prices-and-traffic-grows/

 http://extras.mercurynews.com/megaregion/

But for commercial space, the sky is the limit!

 https://www.mercurynews.com/2019/02/13/silicon-valley-commercial-property-boom-expected-to-persist-report/

Mostly because of FANG and Linkedin. But what goes
up, always comes down eventually, or at least cools off.
Too bad for everybody who buys in near the top.

The urbanizing gentrifying West -

The canyons used to be carved down by rivers. Now they
will be built up by skyscrapers. Most people would

Long term though, the fundamental limit in the West
is water. That, and the connection between lovely
mountain panoramas and occasional major seismic activity.

Brilliant Trumpian economics? Or just higher oil prices?

 https://www.nytimes.com/2019/01/29/business/trump-economy-election.html

We'll know soon enough if oil prices keep falling due
to slowing general economic growth. Falling oil
prices will reduce growth in the oil and gas industry,
which will impact the general economy and further reduce
demand and prices.

Tariffs work for some people

 https://www.mercurynews.com/2019/01/12/why-this-california-garlic-farmer-loves-tariffs/

Surely some American garlic consumers here in deep blue
Silicon Valley don't mind paying extra to get fresh
and local American grown garlic instead of Chinese.
The Chinese will sell their cheap garlic elsewhere.

Out in Trump country though, tariffs are not as popular -

 https://www.vox.com/policy-and-politics/2018/11/27/18114566/trump-trade-war-china-farm-bankruptcy

Especially after the shutdown -

Global outbreak of arithmetic deficit syndrome

 https://www.washingtonpost.com/opinions/2019/01/04/ocasio-cortez-was-just-trying-get-into-spirit-congressional-deficit-irresponsibility/

Democrats have been the party of national fiscal
responsibility lately, but maybe not for long.

Maybe not in California either, now that Jerry Brown
is retired. California voters are pretty consistent
in expressing support for better social welfare programs
AND for lower taxes. They like the European style
social welfare state but not the European style social
welfare taxes.

 https://www.nytimes.com/2019/01/06/upshot/a-california-dream-for-paid-leave-has-an-old-problem-how-to-pay-for-it.html

Even the gilets jaunes favor lower taxes AND better
social welfare.

The only thing they all agree on - somebody else should
pay.

Here are some ideas and analyses -

 https://www.washingtonpost.com/business/2019/01/05/ocasio-cortez-wants-higher-taxes-very-rich-americans-heres-how-much-money-could-that-raise

All these analyses note that they are probably
over-estimates because the target rich people will change
their behavior to avoid the taxation. This is
always the case - it's a dynamical system rather than a
static one.

Here's the economic theory behind progressive tax rates -

 https://www.nytimes.com/2019/01/05/opinion/alexandria-ocasio-cortez-tax-policy-dance.html

 http://nymag.com/intelligencer/2019/01/alexandria-ocasio-cortez-70-top-tax-rate-60-minutes-green-new-deal.html

The reactionaries argue that high tax rates are a
disincentive for corporate executives to work hard, without
much evidence. Silicon Valley experience suggests
that the head honchos are typically competing for bragging
rights with each other and will continue to do their utmost
to come out higher on the billionaire list, regardless of
tax rates. They'll try to reduce their taxes if they
can, but not by reducing their actual effort and income.

The intent of progressive nominal income tax rates is
undermined by regressive payroll and sales taxes, which
are much more significant than income taxes for minimum
wage earners.

A simpler approach is to have a flat tax system that taxes
individuals and businesses at the same rate, earned income
and unearned income at the same rate, with the same or
nearly the same rate for next year and this year - and
comes closer to taxing discretionary income instead of
subsistence income.

In subsistence economies, children are a labor asset.

In industrialized economies, children are a financial
liability. So the birthrate drops.

 https://www.washingtonpost.com/opinions/can-the-us-avoid-japans-demographic-disaster/2018/12/31/1f29ba66-0d3f-11e9-8938-5898adc28fa2_story.html

That's why millenials and subsequent cohorts shouldn't
count on even as much social safety net as their parents
enjoyed. Especially if immigration is restricted.
